With unlimited high-speed wifi available all throughout the property, you’ll enjoy a seamless online experience on your laptop, tablet and smartphone. On those evenings when you feel like wrapping yourself up in a soft blanket with a steaming cup of tea in hand, take advantage of Casa Letizia’s Netflix service on two of the three wide screen LCD televisions, making it possible to lose yourself in a film or in your favorite TV series whenever the mood strikes.
Each of the 3 bedrooms, the sitting room and the kitchen are furnished with remote controlled ceiling fans for those hot summer days. The apartment is also equipped with a washing machine that is very easy to use, as well as an iron and ironing board to ensure crisp collars and flowing cotton dresses for those special outings.
Be sure to savor a frothy cappuccino at breakfast made with your own top-of-the-line espresso machine. Don’t worry about cleaning up after dinner, either. Instead, sip a smooth glass of Chianti on the upper back terrace as the sun goes down while the dishwasher does all the work. In fact, Casa Letizia’s kitchen is fully stocked with all new appliances, including a microwave, stovetop, oven, refrigerator and wine cooler. You’ll also find all the cookware you’ll need to experiment with locally sourced chest flour, wild porcini mushrooms or bright yellow squash blossoms. And prepare a breathtaking setting on the antique marble-topped kitchen table (a truly elaborate piece) using the linens, plates, glasses, and utensils provided. Is a traditional grigliata what you crave? You need only light the streamlined stainless steel grill with gas burner for an unforgettable grigliata under Tuscan skies.
Casa Letizia is both comfortable and impeccably decorated. While adorned with rich artwork, historical photographs, and hand-carved furniture, she also boasts premium mattresses in each of the 3 bedrooms (2 kings and 2 twins). Stay cool and refreshed during summer months with the remote controlled ceiling fans fitted in each room.
And sink into the plush leather sofa after enchanting day trips to the walled city of Lucca (34 minutes), Florence (1 hour and 38 minutes), Siena (2 hours and 13 minutes), medieval San Gimignano (1 hour and 59 minutes) and the beaches of Viareggio and Forte dei Marmi (1 hour and 3 minutes).

Property and Cancellation Policies :
Cancellation varies per room type and promotion. In general cancellation unto 14 days prior to your arrival will receive a full refund. Cancellation from 14 to 8 days before arrival will receive a 50% refund. There is no refund for cancellation within 7 days of arrival. Early Bird pricing can be cancelled or amended 60 days before arrival for a full refund or credit. After 60 days there is not refund for cancellation of an Early Bird booking.

Payment Policy:
PAYMENT
MHA will take the full pre-payment any time after reservation is made to the credit card used to guarantee this reservation. MHA has the right to process a pre-authorisation at the time of booking. The credit card supplied must be in the name of the guest/reservation and must be presented on arrival. The registered guest must provide a valid credit card and photo ID on arrival. If the registered guest does not have a credit card, we require photo ID, full payment and a cash bond of 400 Euro on arrival. All guests under the age of 18 must be accompanied by a parent/guardian or an individual over the age of 18. The property has the right to refuse any booking when the legal parent/guardian over 18 cannot produce current photo ID.
MHA requires FULL ROOM PREPAYMENT for all:
Promotional Rates at time of making the reservation.
Cancellation Policy:
Standard cancellation notice of 14 days prior to arrival is required, in order to avoid a no show charge of 100% stay + taxes. (Excluding Special Event period/Promotional Rates)

NO PARTY POLICY
MHA has a strict NO PARTY POLICY
The number of guests gathered in the apartment overnight (i.e. after 9pm) must not exceed the sleeping capacity of the apartment. Any persons exceeding this number will be considered trespassers.
Noise must be kept to a minimum level at all times. If any noise complaints are received from the neighbouring residents, you will be asked to leave the premises immediately. Your accommodation tariff will not be refunded. Your security deposit may not be refunded.
LOSS AND DAMAGE
The registered guest will be held financially responsible for any loss or damage to property caused during his/her stay.
BOND CONDITION
If you are required to pay a bond, refund of the security bond is subject to inspection of the apartment upon departure and the return of all keys.
The guest will automatically forfeit the bond if:
o Any item is stolen or removed from the premises
o There is any damage caused to MHA property, by the guest or anyone invited onto the property by the guest. This includes all items and structures inside the apartment and all external and communal areas on MHA property.
o The guest breaches the above 'No Parties' policy and refuses to leave the premises
